Residential Conveyancing Charges

Our charges consist of costs and disbursements.  Disbursements are costs which are payable to third parties and include items such as Land Registry fees.

Should you wish to instruct First North Law to deal with your property sale we are happy to provide you with a bespoke quote as necessary.

Average costs are detailed below. Additional costs are applicable for higher value sales and/or complex conveyances.  We will notify you of any complications which impact on our fees as soon as is reasonably practicable.

Property Sales

Average costs for property sales are £650 + VAT on sales up to £500,000.

In addition there are the following additional payments (as at 2023);

  • Land Registry fees – £6 plus VAT
  • Land Registry search fee – £4 plus VAT
  • Land Charges Search – £4 plus VAT

Telegraphic Transfer fee – £25 plus VAT

Additional disbursements such as ID verification may be required.

The above fees cover the work associated with drafting the contract, assistance with completion of the Sellers Forms, dealing with enquiries from the Buyer/Buyer’s Solicitor, paying off any mortgages and settling Estate Agents fees as applicable. 

Property Purchases

Average costs on purchases are £900 plus VAT for purchases up to £500,000.

On purchases the following disbursements are likely to be incurred:

  • Chancel Insurance
  • Land Charges Search fee
  • Search Pack (variable by area)
  • SIM Search

The above disbursements vary by area but generally cost in the region of £300 plus VAT

A Telegraphic Transfer fee of £25 plus VAT is payable in addition to the above.

Additional disbursements such as ID verification may be required.

Land Registry fees are also payable and based on the value of the property. Land Registry Scale 1 fees as at 2023:

The above fees cover all of our solicitor’s charges for buying a property. This includes sending off searches, reviewing and approving the contract, checking legal title, dealing with the Land Registry and paying Stamp Duty (if applicable). 

Timescales

Generally conveyances are completed in 10-12 weeks but each conveyance is different. We will endeavour to complete the transaction(s) in as short a timescale as possible.
